The Breakwater Motor Inn is now part of the Cape Inn property and check-in is at the Cape Inn front desk. Additional information is available at www.capeinn.com where the “standard” room listed is the Breakwater Motor Inn room. Please call 800-422-4224 to book these rooms. You can also book them on the Cape Inn website where special rates are offered that are not available by phone.
This property is located directly behind the Cape Inn waterview property and is just steps from beautiful Cape Cod Bay and Provincetown Harbor, and just a quick shuttle bus ride away from all that’s available along fun filled Commercial Street. You can enjoy art galleries, shops, museums, restaurants and pubs, whale watching, and great live evening entertainment.
All of our rooms include color cable TV with free HBO, full phone service, air conditioning, refrigerator, and free parking, and have two double beds and a full private bath. Room rates include a complimentary continental breakfast for each registered guest.
A seasonal outdoor pool is open from Memorial Day Weekend through Labor Day, and visit the Whaler Lounge for quick bites and a movie.
And, your small pet is welcome to share a room with you as long as they are not left unattended while you are out.

Policies
- One night's deposit by check, money order or approved credit card required. Cancellation must be made in 48 hours prior to 6 p.m. or the arrival date or 1 nights deposit is forfeited.
- We accept all major credit cards. Personal checks for advance deposit only.
- Rollaway beds (1 per room) are $10.00 per day.
- Additional persons in room (except children under 18) are $15.00 per person, per day. Maximum 4 persons per room.
- Check in time is 2 p.m. Check out time is 11 a.m.
- All rates subject to state and local taxes. Rates are subject to change.
- Small pets are permitted but may not be left unattended in room. It is pet owners responsibility for any damage.
- 10% Discount for AAA or Seniors. One discount per room allowed.
