The Breakwater Motel is the perfect choice if you are on a budget, and just need a clean tidy room in a great location. We face beautiful Provincetown Harbor and Cape Cod Bay, and are located directly adjacent to the Cape Inn. The motel is open Memorial Day to Mid October after Women's Week, and offers a choice of rooms, some of which have wonderful water views!
Rooms have either two double beds with a bay view, double and twin bed with a bayview or a double and twin bed on the side. All rooms now have mini-fridges, a small coffee maker, air conditioning, shower, television, and free parking. The motel is on the town shuttle line or is a delightful one mile walk to the center of town. Breakwater Motel guests are also welcome to use the Cape Inn pool next door. Rooms are non-smoking with several rooms facing the water in a nonsmoking area outside the rooms as well.
We’re just steps to the water, and only a mile from the fun of downtown Provincetown, where you can visit the many gift shops, restaurants and pubs, museums, galleries, and much more. And for quick bites and a movie, the Whaler Lounge is conveniently located next door at the Cape Inn.

Policies
- First night deposit and cancellation must be made 7 days prior to arrival in season and 3 days prior to arrival during off season or first night deposit is forfeited. Balance of reservation is due at check in.
- No refunds given for early departure.First night's deposit by check (possible if 30 days or more in advance), money order or any major credit card required.
- Maximum 2-3 adults permitted in the room. Number of children may vary depending on the room choice.
- Check in time is 2 p.m. Check out time is 11 a.m. Late check out fees apply. 1/2 day rates may be available.
- All rates subject to state and local taxes. Rates are subject to change.
- Pets are welcome. Please bring your furry companions for a vacation too! If pets are hairy and shedding please bring own pet blanket. A fee of 25.00 will be charged for hairy dog blankets at check out. If pets are left alone in the room the office must have a contact number to reach you when you're gone. Pets are not to be left longer than a couple of hours alone.
- Guests are responsible for any damage to the rooms.
- Management reserves the right to ask misbehaving guests or pets to vacate the rooms.
- Littering and tossing cigarettes butts on the ground may be grounds for asking guests to leave the property. The world is not an ashtray.
- No smoking in front or near the office or outside of waterview rooms. Smoking outside rooms is only permitted on the side of the motel and the corner rooms by the water.
- All rooms are non-smoking inside. A $50 fee will be charged if room is smokey at check out or while housekeeping services the room.
- Housekeepers appreciate gratutities.
